The February Padre Island market report is available and displays strong numbers. Closed sales were up a whopping 43.2% compared to last year. Active listings were also up, with a total of 308 active listings for the month of February. The report indicates the median home price is down, only slightly from last year, at $272,000. Homes priced in the $200K-$299K take the lead as the largest group of homes priced on the market (41.2% total). Days on market only changed slightly from February 2019, totaling 186 days on market. Our agents are staying busy and continue to have deals in the pipeline that plan to close in the coming days and weeks.

The first month of the new year came and went! The January 2020 Padre Island market report indicates the median home price has decreased by 14.7% from last year, at $229,000. Active listings are down only slightly by .7%, with a total of 301 listings for the month of January. Homes priced in the $200K - $299,999 price take the lead as the largest group of homes on the market (41.5%). Days on market is less than last year, sitting at 106 days on market and only a quick 29 days to close.

The December 2019 Padre Island Housing Report is in and it reflects some great numbers. Closed sales were up 2.9% with 39 closings that took place in December. The largest price distribution of homes in the Padre Island market was $200K- 299K, which was 42.9% of all sales. Active listings were up 10.6% compared to last year. Awhile back, we searched high and low to find the best real estate websites available for our industry.  Real Estate Webmasters (REW) was the obvious choice and we’ve been seeing amazing results since both sites launched in late 2016.

The 2019 real estate year is coming to a close here in about two short weeks. The Padre Island market report displays great numbers, with the median home price increased by 8.2% from last year, at $287,900, which is up from October . Active listings are up 1.6%, which isn’t too concerning as we are midst the holiday season. Days on market at 141 which is 27 days more than November 2018. Homes priced from $200K - $299K account for 35.5% of closed sales in November 2019.

The Corpus Christi Association of Realtors Padre Island Housing Report indicates a solid October in sales this year. The Median Price was $282,500, up 16.3% compared to October 2018. The number of active listings is also up 3.7% compared to last October. It is apparent that real estate agents representing buyers and sellers in Padre Island work diligently with home loan lenders to ensure quick closings which is reflected in average days on market. The average days to close is 37 days according to the Padre Island Real Estate Market Report.
