Work is well underway on Whitecap NPI.  In 2022 the City of Corpus Christi approved the Whitecap North Padre Island (NPI) project, a master-planned community that will cover approximately 240 acres and include over 600 residential homes and homesites. Spearheaded by Ashlar Development, the $800 million development will feature coastal contemporary architecture throughout, setting a new standard for coastal living.

As we happily enter January 2021, we applaud another great month to end the record year of 2020. The Corpus Christi Association of Realtors produced the Housing Report for December 2020 and Closed Sales were up 40.5% with closed sales in December 2020. The Median Price was $320K up 47.5% compared to December 2019.

Our Mustang Island Realty agents continue to take on more listings, as it is an opportune time to do so. The average days on market for December 2020 was  57 days in December. The Padre Island Housing Report from November is in, and the numbers are outstanding! The median home price is up 27.7% to $346,500. Closed sales were up a tremendous amount, 109.4% from last year. The price range of most sold homes were in the $200K to $300K and again in the $300K to $400K price point.

What a stellar month of sales! The Corpus Christi Association of Realtors Padre Island produced the Housing Report for October 2020 and Closed sales were up a whopping 52.2%, with 70 closed sales in October 2020. The Median Price was $313,150 up 10.9% compared to October 2019. Our Mustang Island Realty agents are working hard and diligently with buyers and sellers in the Corpus Christi market. The average days on market is sitting around 41 days according to the Padre Island Real Estate Market Report.

The March Padre Island market report is available and although we are still amidst the Covid-19 pandemic, mortgage rates remain near historic lows and real estate sales are still happening.

The median price for homes has trended up 2.9%, at $326,500. Closed sales were flat compared to last year. Active listings were down 7.7% from last year.

Homes priced in the $300K’s are the highest group of homes priced on the market (31.8% total). Days on market was actually less than in February, totaling 93 days on market, 125 days to close.

Our agents are continuing to conduct virtual showings, virtual open houses, FaceTime meetings and practicing social distancing. With the impact of coronavirus, we are anticipating a slowdown for April numbers.
